Too bad I don&amp;rsquo;t have that info, instead its insider stats. I know. I just lost half of you. But for those who stick around you will be better equipped to buy or sell a home in the East Extern. &lt;/p&gt;&lt;p&gt;&lt;strong&gt;It&amp;#39;s a Seller&amp;#39;s Market in the East Extern&lt;/strong&gt;&lt;/p&gt;&lt;p&gt;For instance right now there are 69 single-family homes on the market in the East Extern, the average listing price is $346,800 and the average number of days on the market is 109. On average there were 20 sales per month in the first three quarters of 2009. At that rate there is 3.5 months supply of single-family homes on the market. It is likely that the individual communities (Portugal Cove-St. Philips, Torbay, Middle Cove-Outer Cove-Logy Bay, Flat Rock, and Pouch Cove) that make up the East Extern performed differently than the average. &lt;/p&gt;&lt;div class="spHeader"&gt;&lt;/div&gt;&lt;div class="subhead"&gt;&lt;h1&gt;&lt;/h1&gt;&lt;/div&gt;&lt;p class="text"&gt;The other day a realtor buddy asked, &amp;ldquo;How can you tell the red necks in a new subdivision?&amp;rdquo; Since he&amp;rsquo;s the type that answers his own questions, without waiting to draw a breath he said, &amp;ldquo;They&amp;rsquo;re the ones with the stick built homes.&amp;rdquo;&lt;img align="right" alt="St. John&amp;#39;s Modular Home" border="0" height="210" hspace="10" src="http://media.point2.com/p2a/htmltext/421a/55c9/eea9/6de66f2dfa592aecfd6a/original.jpg" width="160" /&gt;&lt;/p&gt;&lt;p class="text"&gt;It got the intended laugh around the room, but if you&amp;rsquo;re either bit like me, you probably thought, &amp;ldquo;Stick built homes? What&amp;rsquo;s he talking about?&amp;rdquo; Turns out stick built are traditionally built homes as opposed to a modular home that is factory built. Stick built? Red necks? I remember when modular homes were considered one step above a mobile home!&lt;/p&gt;&lt;p class="text"&gt;Since he&amp;rsquo;s a man who knows his stuff and, in this case, I seemingly didn&amp;rsquo;t, I decided to do a bit of research. Talk about an eye opener! First off, what I remembered as a modular home was actually a prefab home - cookie cutter homes that were assembled in a plant and placed on site. Today&amp;rsquo;s modular homes are so much more. They are built in sections, customized to meet your needs and designed to fit the specific requirements of the selected site. This new trend in home construction combines advanced technologies and custom finishes to build luxurious new homes.&lt;/p&gt;&lt;p class="text"&gt;My research showed me that new home buyers stand to benefit in a number of ways with cost controls, shorter wait times, superior construction and the environmental bragging rights that come with owning a modular home. One local supplier did say that their price per finished square foot was lower for modular homes than stick built homes.&lt;/p&gt;&lt;div class="spHeader"&gt;&lt;/div&gt;&lt;div class="subhead"&gt;&lt;h1&gt;A New Home in 10 - 12 Weeks&lt;/h1&gt;&lt;/div&gt;&lt;p class="text"&gt;Once you have chosen your plan and it goes into production on the factory floor you&amp;rsquo;re on the fast track to a move-in ready home. Production facilities use an assembly line with quality controls and efficient processes. This ensures your home is built quickly while adhering to the highest standards for quality control and local, provincial and Canadian building codes. Since much of your home is factory built, the site preparation and foundation work can take place while the house is being built. There are also fewer opportunities for construction delays due to inspections, bad weather on the construction site, theft, vandalism, and difficulties finding or scheduling skilled subcontractors.&lt;/p&gt;&lt;div class="spHeader"&gt;&lt;div class="subhead"&gt;&lt;h1&gt;Modular Homes are a Superior Product&lt;/h1&gt;&lt;/div&gt;&lt;p class="text"&gt;Being factory built, modular homes are normally inspected for quality control every step of the way. The larger more powerful equipment used in the factories produce precise cuts so walls are plumb and corners are square. You can be sure that fasteners are accurately applied and all parts are screwed and glued in preparation for the move to the building site.&lt;/p&gt;&lt;div class="subhead"&gt;&lt;h1&gt;Modular Homes are Eco Chic&lt;/h1&gt;&lt;/div&gt;&lt;p class="text"&gt;Building green is cool! If you decide to go modular, you&amp;rsquo;ll be amongst the first in the St. John&amp;rsquo;s area to choose this option. They&amp;rsquo;re green for a number of reasons. First, there&amp;rsquo;s so little wastage. In an organized factory line environment, it&amp;rsquo;s easy to appropriately use discards from one station in another. In my reading I found out that modular home construction generates somewhere around 2% waste, compared to 30% &amp;ndash; 40% wastage on a traditional home construction site. Can you imagine the amount of garbage generated by new home construction in an area like St. John&amp;rsquo;s where you can&amp;rsquo;t turn around but there&amp;rsquo;s a new subdivision going up? Massive!&lt;/p&gt;&lt;p class="text"&gt;Modular homes are also incredibly energy efficient because usual areas of air infiltration such as around plumbing and electrical fixtures are all sealed in the factory. Many manufacturers insulate walls from the outside and the vapour barrier provides one continuous seal, even at the corners.&lt;/p&gt;&lt;div class="subhead"&gt;&lt;h1&gt;Is it All Too Good to be True&lt;/h1&gt;&lt;/div&gt;&lt;p class="text"&gt;Isn&amp;rsquo;t there always a downside? In the case of modular homes, site access can sometimes pose a problem. Not every street or road can accommodate a flatbed truck transporting a large home. Aside from access, the other challenge may be finding a lot on which to build your home. Most subdivisions only offer turnkey packages. Simply put, their onsite builders want to build you a stick built home. I thought readers would be interested in what Chris Janes, CMHC&amp;#39;s senior market analysthere in St. John&amp;#39;s, had to say about the local market.&lt;br /&gt;

&amp;nbsp;&amp;nbsp;&amp;nbsp; ST. JOHN&amp;#39;S, May 19 /CNW/ - Despite global economic uncertainty, strong economic fundamentals will support demand for housing within the St. John&amp;#39;s region throughout 2009 and 2010, according to Canada Mortgage and Housing Corporation&amp;#39;s Housing Market Outlook - St. John&amp;#39;s report.Housing starts are expected to end 2009 at 1,550 units, with 1,675 starts forecast for 2010. The resale or MLS(R) market will post 3,450 sales by the 
end of this year and reach the 3,575 level in 2010. The average MLS(R) house price is expected to end the year at $198,000 versus $187,571 in 2008 and increase to $204,000 in 2010.&lt;br /&gt;

&amp;quot;The current demand for housing within the St. John&amp;#39;s region is being driven by strong fundamentals such as a buoyant local economy, continued in-migration and solid employment, and is expected to continue throughout 2009 and 2010,&amp;quot; said Chris Janes, senior market analyst with CMHC in Newfoundland and Labrador. &amp;quot;Positive trends in demographic and economic fundamentals, 
paired with ongoing momentum spurred by recent major project announcements such as Hebron and the Vale Inco Hydromet, will continue to support the outlook for the St. John&amp;#39;s area housing market,&amp;quot; added Janes.&lt;br /&gt;

&lt;p&gt;These days some may challenge Roosevelt&amp;rsquo;s endorsement of real estate as the safest investment in the world. But history has proven that while there may be fluctuations, overall, real estate is an excellent investment. I could go on and on about why you should invest in St. John&amp;rsquo;s real estate. Great lifestyle. Amazing people. Unique culture. Scenery to die for. All true. However I know that as a sophisticated investor, you like key economic fundamentals. Here are five:&lt;/p&gt;
&lt;p&gt;&lt;br style="font-weight:bold;" /&gt;&lt;span style="font-weight:bold;"&gt;1. St. John&amp;rsquo;s leads the country in employment growth&lt;/span&gt; While most cities have hit hard times, in St. John&amp;rsquo;s, employment is up 5.9% and it is currently one of only three large cities in Canada with an unemployment rate below the national average of 8%. The growth is due to unprecedented revenues from the province&amp;rsquo;s offshore oil sector. Revenues that had Newfoundland and Labrador leading the country in GDP growth before world markets declined. St. John&amp;rsquo;s accounted for over half of the provincial growth. With the expansion of White Rose oil field, the development of the Hebron field, an expectation that agreement will be reached for the Hibernia South expansion and news from Statoil of a potentially important new offshore discovery, all indications point to continued employment growth.&lt;br /&gt;
&lt;/p&gt;
&lt;div style="margin-left:40px;"&gt;&lt;span style="font-style:italic;"&gt;Oil is the Tip of the Iceberg&lt;/span&gt;&lt;br /&gt;
&lt;/div&gt;
&lt;p&gt;While the oil industry is reason enough to invest in the St. John&amp;rsquo;s area, construction has started on the $2.2-B hydromet facility in Long Harbour. NalCor, the province&amp;rsquo;s energy corporation is moving ahead with the $10-B Lower Churchill project and a power corridor to New England markets. &lt;br /&gt;
&amp;nbsp;&amp;nbsp; &amp;nbsp; &lt;br /&gt;
&lt;span style="font-weight:bold;"&gt;2. Mega Projects Means Industrial Development&lt;/span&gt; As the provincial service centre, St. John&amp;rsquo;s will benefit from decades of development and production life associated with the new boom. Construction of Hebron is set to begin in 2012 with much of the manufacturing to be done in the province. &lt;br /&gt;
&lt;br /&gt;
Vale Inco has begun construction of the hydromet nickel processing plant in Long Harbour (approx 100 Km west of St. John&amp;rsquo;s). It will be fully operational by 2013. &lt;br /&gt;
&lt;br /&gt;
NalCor, the province&amp;rsquo;s energy corporation aims to have the projected nine-year Lower Churchill project approved by 2010. A power corridor is proposed to deliver hydroelectricity to New England markets. &lt;br /&gt;
&lt;br /&gt;
The province is investing in new fisheries, ocean and alternative energy technologies. St. John&amp;rsquo;s is already home to fast-growing firms specializing in ocean technologies, defense and aerospace. &lt;br /&gt;
&lt;br /&gt;
&lt;span style="font-weight:bold;"&gt;&amp;nbsp;3. Growing Population&lt;/span&gt; For the first time in 15 years the province&amp;rsquo;s population is on the rise. St. John&amp;rsquo;s is expanding at a record pace. People are moving here from rural Newfoundland and from around the world to take advantage of the next boom. Hebron will require a workforce of about 3,500 at the peak of its four-to-five-year construction phase. The US$2.2-billion hydromet facility project in nearby Long Harbour will employ up to 1,600 people during its peak construction phase and will need 450 workers during its operation. Thousands of workers will be needed to move Lower Churchill towards first power in 2015. Consider the potential jobs to be created by spin-offs in the service sector and other industries. &lt;br /&gt;
&lt;/p&gt;
&lt;p&gt;&lt;span style="font-weight:bold;"&gt;4. Prices Still Well Below the Canadian Average&lt;/span&gt; Residential and commercial property prices in St. John&amp;rsquo;s are still among the lowest in Canada. The current &amp;lsquo;balanced&amp;rsquo; market is particularly suited to medium to long-term investment by entrepreneurs new and seasoned alike. For example, a well-constructed single family home in move-in condition can still be bought for $180,000-$190,000. A two-apt home for $200,000 can return a monthly rental income of $1600. &lt;br /&gt;

&lt;p&gt;The market for furnished executive condos and homes for lease is expected to increase as in previous booms. Property values and rental rates are expected to increase accordingly with land, labour and construction cost increases. The prospect of profitable returns on investment is very favourable. &lt;br /&gt;

Maybe that&amp;#39;s&amp;nbsp;why I got to thinking about a sunny day last fall when I took a walk around &lt;a href="http://en.wikipedia.org/wiki/Quidi_Vidi"&gt;Quidi Vidi&amp;nbsp;Village&lt;/a&gt;, a once rough and tumble fishing community, that&amp;#39;s become one of the cool places to live in the past few years.&lt;/p&gt;&lt;p&gt;It was the final day of the &lt;a href="http://www.cbc.ca/canada/newfoundland-labrador/story/2007/06/22/food-fishery.html"&gt;food fishery&lt;/a&gt; and I was on the &lt;a href="http://www.eastcoasttrail.com/trail/"&gt;East Coast Trail&lt;/a&gt; just above the community. I could see small fishing boats either coming home with their catch, or just setting out, and someone on the other side of the harbour was playing a &lt;a href="http://www.youtube.com/watch?v=nloH_akwNWc&amp;amp;feature=channel"&gt;Joan Morrissey&lt;/a&gt; tune. It was a wonderful Newfoundland moment that warmed this bay boy&amp;#39;s heart. &lt;a href="http://www.larryhann.com/photos/st_johns_real_estate_-_st_johns_homes_for_sale/picture435911.aspx" target="_blank"&gt;&lt;img align="right" border="0" height="123" hspace="10" src="http://www.larryhann.com/photos/st_johns_real_estate_-_st_johns_homes_for_sale/images/435911/246x123.aspx" width="246" /&gt;&lt;/a&gt;&lt;/p&gt;&lt;p&gt;&amp;nbsp;&lt;/p&gt;&lt;p&gt;Moments like this are common in Quidi Vidi. It&amp;#39;s a working fishing harbour.
