The Biggest Mistake a Seller Can Make in a Hot Market

You've decided its time to sell. You like your agent; he's told you what he thinks your home is worth. The price sounds good; it's more than you thought you would get. You sign the listing documents. Your home goes on the MLS and he brings you a full price offer the next night. You sign on the dotted line delighted with the price and his service. Big, Big mistake!

Before I get into the details let me tell you a story. February 2008 I listed a home for $350,000.00. The sellers had interviewed three agents, one suggested 280,000.00. Another very credible, knowledgeable agent suggested taking it to the market at $300,000. I said, "We're in a sellers market. Who knows what the market will bear – let’s try $350,000. And this is how I think we can get that price."

The upshot was my marketing strategy generated multiple offers and their home sold three days later for $11,000 above the asking price. I have done that 12 more times (sold client’s homes above asking) over the past two years. The last time was just last week.

Okay, that’s me blowing my own horn. I did it for a reason. I want to show you I know how to market a home to get top dollar. Conversely, it means I can also tell you how you can undersell your home. I see it done all the time.

The #1 Mistake Sellers Make in a Hot Market

Working with an agent who will not give the market the time it needs to tell you what your home is worth. Ask your agent if he does any of the following … if he does RUN!

• Sells your home to his own buyer without taking it to the open market. That’s a non starter even if he offers to discount his rate.

• Sells your home inside his brokerage without taking it to the open market.

• Presents the first offer that comes to the table without waiting to see if there is additional interest.

Whoosh! You hear that?

That’s the sound of your money down the drain. And believe me it happens! All too often.
