The sellers had interviewed three agents, one suggested 280,000.00. Another very credible, knowledgeable agent suggested taking it to the market at $300,000. I said, "We're in a sellers market. Who knows what the market will bear – let’s try $350,000. And this is how I think we can get that price." The upshot was my marketing strategy generated multiple offers and their home sold three days later for $11,000 above the asking price. I have done that 12 more times (sold client’s homes above asking) over the past two years. The last time was just last week. Okay, that’s me blowing my own horn. I did it for a reason. That’s a non starter even if he offers to discount his rate. • Sells your home inside his brokerage without taking it to the open market. • Presents the first offer that comes to the table without waiting to see if there is additional interest. Whoosh! You hear that? That’s the sound of your money down the drain. And believe me it happens! All too often.
