Questions to Ask the Builder

  • What is their history as a building firm? Reputation is important. Ask how long they have been in business and how many homes they build per year. Make sure that your home is given the personal attention needed for the quality you deserve.
  • What products and suppliers do they use? You will want to work with a builder who uses reputable companies for labor and materials. If you don’t recognize the suppliers and product brands, dig a little deeper. You don’t want to buy a new home outfitted with inferior products. If you recognize the names as quality products it is a reasonable indication that the home will be well built.
  • How much do homes in the area appreciate over time? Remember "location, location, location" is a real estate mantra. You are about to make one of the largest investments in your life. If you do it right you can expect to reap big dividends further down the road when you sell.
  • Do they offer a new home warranty? Warranties are just as important when you buy a house as when you buy a car. It is important that you understand all the details before proceeding. Most builders operating in St. John’s subdivisions offer an Atlantic Home Warranty.   
  • Do they work with suppliers to offer preferred pricing on cabinets, flooring etc? Each new home can be finished to suit the individual tastes of the owner. It is important to find out how the builder facilitates the selection and purchase of the cabinets, lighting, and flooring.
  • Get to know the location Don’t let the excitement of finding the perfect subdivision stop you from asking all important questions about the actual lot itself. Make sure you do your homework. The questions below are an example of the types of questions that need to be asked.

       Are there any easements on the lot? Can I view a site plot?
       Are there subdivision controls?
       Are there any drainage issues for this lot?
       What will be built on adjoining properties?
       What is the zoning for the surrounding areas?

  • Understand your contract Once you sign on the dotted line you are party to a contract involving considerable amounts of money. It is very important that you understand your legal rights and are prepared to exercise them. Having a home built is a big undertaking. What do you expect from the builder? Is the contract written to protect those expectations? It’s guaranteed there are going to be changes throughout the building process. You need to do two things religiously - communicate and write it down. The buyer will pay close attention to anything added to the contract, you need to pay equally close attention to anything deleted or reduced.
  • Check in at critical points Certain things are unchangeable, so they must be done right the first time.

       Make sure that the footprint of the house is correct.
       Check the width of the stairwell
